Living by the sea is wonderful, but it's tough on the outside of your home. Salt spray, wind-driven rain, strong sunshine and damp air all attack exterior paint far faster than inland. If you've repainted your house in Exmouth, Sidmouth or Teignmouth only to see it flaking or turning green a couple of years later, the paint may not be the right one for the job. Here's how to choose the best exterior paint for a coastal home in Devon.

What makes coastal homes so hard on paint?

  • Salt. Salt deposits draw in moisture and can break down the bond between paint and wall, leading to flaking and blistering.
  • Wind-driven rain. On exposed sites, rain is pushed sideways into walls, testing how water-resistant the paint really is.
  • UV from strong sun. Seaside light fades colours and breaks down paint films faster.
  • Damp air and shade. These encourage the green and black algae and mould growth common on Devon homes.
  • Older, solid walls. Many coastal properties are period homes with stone, cob or lime-rendered walls that need to breathe.

The best paint for your home depends on what your walls are made of as much as where you live.

The main types of exterior paint

Acrylic masonry paint. This is the standard exterior paint most people know, available in smooth and textured finishes. Good-quality acrylic masonry paint works well on modern cement render and brickwork. For coastal homes, look for products described as all-weather, long-life or anti-fungal. Textured finishes are tougher and better at hiding minor cracks, while smooth finishes are easier to keep clean.

Silicone-based (siloxane) paint. Silicone paints are highly water-repellent, so rain beads off the surface, yet they still let moisture vapour escape from inside the wall. They also resist dirt pick-up and algae better than standard masonry paints. That makes them a great choice for exposed seaside homes. They cost more per tin but usually last longer between repaints.

Mineral (silicate) paint. Mineral paints bond chemically with mineral surfaces like lime render, stone and some cement renders, rather than just sitting on top. They're very breathable, resistant to UV fading and naturally resistant to mould. They can last a long time, but they need the right surface. They can't usually go straight over existing acrylic paint without special preparation.

Limewash. For traditional homes with lime render or cob walls, limewash is the most breathable finish of all. It's what many older Devon cottages were originally finished with. It needs re-applying more often than modern paints, but it lets old walls dry out naturally and avoids trapping damp.

Why breathability matters on older homes

One of the most common problems we see in older properties around Topsham, Sidmouth and Teignmouth is walls painted with a non-breathable coating. Moisture gets into the wall but can't escape, which leads to flaking paint outside and damp patches, salts and mould inside. If your home has solid stone, cob or lime-rendered walls, choose a breathable mineral paint, silicone paint or limewash, never a plastic-based coating. If damp has already got in, our damp proofing team can find the cause before you redecorate.

Preparation matters more than the paint

Even the best coastal paint will fail on a poorly prepared wall. Before painting, a good decorator will:

  1. Wash the walls to remove salt deposits, dirt and chalky residue.
  2. Treat algae and mould with a fungicidal wash and let it work before rinsing.
  3. Repair cracks and blown render. Painting over failing render only hides the problem for a while. Our external rendering service can repair or replace it.
  4. Stabilise powdery surfaces with a suitable primer or stabilising solution.
  5. Paint in the right conditions: dry, mild weather, ideally between May and early October.

Don't forget the woodwork and metalwork

Coastal conditions are just as hard on windows, doors, fascias and railings. For timber, use a microporous exterior paint or stain that lets the wood breathe. For metal railings and gates, use a rust-inhibiting primer under a quality metal paint, or choose powder-coated metal from the start. The same salt air affects garden boundaries too, which is why our guide to the best fence for windy, coastal gardens recommends galvanised fixings.

So which paint is best?

For most modern rendered homes on the Devon coast, a quality silicone-based masonry paint gives the best mix of weather resistance, breathability and lasting colour. For period homes with lime render, stone or cob, a mineral paint or limewash is usually the right choice. Not sure which you have? A professional can tell you in minutes.
